First-time buyers
A C.A.R. certified specialty of mine: the whole process explained before you decide anything, plus loan programs most buyers never hear about.
For Buyers
Here’s what it looks like to have someone prepared, honest, and genuinely in your corner, from your very first question to the keys in your hand.
First home or fifth, moving up or scaling down, brand new to the North State or born and raised, here’s who I help buy a home, and how.

Ready for more room or a new chapter. I coordinate selling and buying so the timing actually works in your favor.
More bedrooms, a different school district, space to breathe, with a real strategy for a market that moves fast.
Less house, more life. A patient, respectful process that moves at whatever pace feels right to you.
Relocating to the North State? I’ll help you get to know the towns before you ever commit to one.
Land, wells, septic, and zoning, evaluated by someone who actually lived off-grid on 40 acres.

The full home buying process in plain language, including the local loan programs and down-payment help most buyers are never told about. You might be closer than you think.
First-Time Buyers
I’m a California Association of Realtors (C.A.R.) certified First-Time Buyer specialist, and guiding first-timers is exactly where I do my best work. You don’t need to become a real estate expert. You just need to feel sure about the decisions in front of you. So that’s where we start: I walk you through the whole process before you’re asked to decide anything, I welcome every question (especially the ones you feel a little silly asking), and I give you a clear map so you’re never left wondering what comes next.
Changing Families
Maybe you need more bedrooms and a yard. Maybe the kids have moved out and the house is suddenly too big. Maybe a new chapter just calls for a different fit. Whatever the change, it usually comes with a tighter timeline than anyone would like, and often a sale and a purchase to line up at once. You get someone who respects your time, moves quickly, and comes in with a real competitive-offer plan, not just “offer above asking and hope.”
Rural Property · Priya’s Secret Weapon
Acreage, equestrian properties, small farms, homesteads. Northern California offers extraordinary opportunities here, but wells, septic, agricultural zoning, outbuildings, and livestock infrastructure all matter enormously, and most agents don’t know the right questions to ask.
I do. Because I’ve lived it: 40 acres, off-grid, six years, with a UC Davis Animal Science degree and a Master’s in sustainable agriculture behind it.
No. Most buyers in Butte County have access to programs that require far less, including USDA loans with zero down payment in eligible areas, and FHA loans starting at 3.5%. Many buyers have been saving toward a number they never actually needed.
USDA loans offer zero down payment for eligible buyers in eligible areas, and much of Butte County qualifies. Most buyers are never told about them. I can check your eligibility in one short conversation.
Yes. Paradise and Oroville have first-time buyer grant programs: money that does not need to be repaid. Most buyers find out about these too late. I make sure you know your options before you decide anything.
Under $450–500K in Butte County, good properties move in days, sometimes hours. Winning is about preparation, not panic: a pre-approval in hand, clear non-negotiables, and a real offer strategy built before we walk in the door. That is exactly what I help you put together.
Think of contingencies as your “Get Out of Jail Free” cards: conditions in your contract that protect you and let you walk away without losing your deposit if something important does not check out, like the inspection or appraisal. I explain each one before you sign anything.
Yes. If your move takes you somewhere I don’t personally serve, I’ll hand-pick a vetted agent from my referral network and stay in your corner as a resource the whole way through. Here’s how my referral network works.
